This policy explains what information Miles Buys Homes collects when you use this website or contact us about your property, what we do with it, and what control you have over it. It is written to be read, not to be skimmed past. If anything here is unclear, call or text Miles at (909) 643-1177 and ask.

In this policy, “we,” “us,” and “our” mean Miles Buys Homes LLC, operating as Miles Buys Homes, located in San Bernardino, California. “You” means anyone who visits this website or submits information to us.

The short version

• We collect the information you type into our forms, plus basic technical data your browser sends automatically.
• We use it to contact you about your property and to prepare an offer.
• We do not sell your information, rent it, trade it, or hand it to other investors or lead buyers.
• You can ask us to delete it at any time, and we will.
• Requesting an offer does not obligate you to sell.

Information you give us

When you submit a form on this site, or call, text, or email us, you may provide:

• Your name
• Your phone number
• Your email address
• The property address
• The condition of the property
• Details about your situation and timeline that you choose to share

You decide how much to tell us. Only a property address and a way to reach you are needed to start a conversation.

Later in a transaction, if you decide to move forward, the title and escrow company will need additional information from you directly, including identity verification and payoff details. That information is collected by them under their own privacy practices, not by us. See Companies we work with below.

Information collected automatically

Like most websites, this site records basic technical information when you visit: IP address, browser type, device type, pages viewed, time spent, and the site or search that referred you. This is standard web server and analytics data. We use it to understand which pages are useful and whether the site is working properly.

We do not use this data to identify you personally, and we do not combine it with your form submissions to build a profile about you.

Cookies and analytics

This site uses cookies, small files stored by your browser, for two purposes: keeping the site functioning correctly, and measuring traffic through analytics software.

You can block or delete cookies in your browser settings. The site will still work. Most browsers also send a “Do Not Track” signal; there is no industry-agreed standard for responding to it, so we do not currently respond to it, but nothing in our practices depends on tracking you across other websites.

How we use your information

We use what you give us to:

• Contact you about the property you asked us about
• Research the property, including publicly available records, so we can prepare an accurate offer
• Answer your questions and follow up if you asked us to
• Complete a purchase transaction, if you decide to accept an offer
• Keep records required for our business and for tax purposes

We do not use your information to market unrelated products or services to you.

Phone calls and text messages

When you submit a form or contact us, you are giving us permission to reach you at the phone number you provided, whether by call, text, or voicemail, about your property and your inquiry. Miles usually calls or texts personally.

Standard message and data rates from your carrier may apply. We do not use automated dialing systems or send bulk marketing texts.

To stop hearing from us, reply STOP to any text, or say so on a call, or email miles@milesbuyshomes.com. We will stop contacting you. You do not need to give a reason, and it will not affect any offer already made to you.

We do not sell or share your information

This is the part that matters most in this industry, so it is stated plainly.

We do not sell your information. We do not rent, trade, or license it. We do not send it to lead aggregators, lead-generation networks, marketing companies, or other real estate investors. We do not assign or forward your inquiry to another buyer.

Your information goes to Miles.

Companies we work with

Completing a real estate purchase requires other parties. If, and only if, you decide to move forward with a sale, your information will be shared with the companies that make the closing happen:

• The title and escrow company. We work with Starcrest Escrow in San Bernardino. They perform the title search, clear liens, prepare the deed, and handle the money. They require your information by law to do this.
• County recorders and government offices, as required to record the transfer of ownership.
• Our accountant or attorney, where a specific transaction requires their review.

We also use ordinary business software to run the website and communicate with you: web hosting, email, form processing, and analytics. These providers can technically access data passing through their systems, and they are bound by their own agreements not to use it for their own purposes.

Finally, we may disclose information if we are legally required to, by subpoena, court order, or law enforcement request, or where necessary to protect someone’s safety or our legal rights.

That is the complete list. There is no other circumstance in which your information leaves us.

How long we keep your information

If you contacted us and we did not do business together, we keep your inquiry for up to two years, in case you come back to us, and then delete it. You can ask us to delete it sooner.

If we purchased a property from you, we keep the transaction records as long as tax, accounting, and real estate recordkeeping law requires, generally at least seven years.

Your California privacy rights

California law gives residents specific rights over personal information. Regardless of whether we meet the size thresholds that make those laws mandatory for a business our size, we honor these rights for everyone who contacts us:

• The right to know what personal information we have collected about you, where it came from, why we collected it, and who we disclosed it to.
• The right to delete the personal information we hold about you, subject to records we are legally required to retain.
• The right to correct personal information that is inaccurate.
• The right to opt out of sale or sharing. We do not sell or share personal information, so there is nothing to opt out of, but the right stands.
• The right not to be treated differently for exercising any of these rights. We will not refuse to work with you, change an offer, or delay a transaction because you asked us to delete your data.

To exercise any of these, email miles@milesbuyshomes.com or call (909) 643-1177. We will respond within 45 days. We may need to verify your identity first, usually by confirming details you already gave us, so that we do not hand your information to someone else.

Security

We take reasonable steps to protect your information, including a secure (HTTPS) website and access controls on the accounts that hold it. No method of transmitting or storing data is completely secure, and we cannot guarantee absolute security. Please do not email us Social Security numbers, bank account numbers, or copies of identification documents. If a transaction requires those, the title company will collect them through their own secure process.

Children

This site is meant for adults who own property. We do not knowingly collect information from anyone under 18. If you believe a minor has submitted information to us, contact us and we will delete it.

Links to other websites

This site links to outside pages, including our review profiles and, in some places, government or nonprofit resources. Once you follow a link off this site, this policy no longer applies. Those sites have their own privacy practices.

Requesting an offer does not obligate you

Submitting a form on this site is a request for information. It is not an agreement to sell, and it does not commit you to anything. You can stop the conversation at any point, for any reason, without cost or penalty.

Changes to this policy

If we change how we handle information, we will update this page and change the effective date at the top. Material changes will be described here rather than made quietly.
