These terms cover the use of milesbuyshomes.com. They are written in plain language on purpose. If you use this site or submit information through it, these terms apply to you.
In these terms, “we,” “us,” and “our” mean Miles Buys Homes LLC, operating as Miles Buys Homes. “You” means anyone using this website.
What this website is
This is the website of a real estate investment business that buys houses directly, with its own funds, primarily in San Bernardino and the surrounding Inland Empire. The site explains how that works so you can decide whether it fits your situation.
What this website is not
This is worth being direct about, because the industry is not always clear on it.
- We are not a licensed real estate brokerage, and we do not represent you. When we buy a house, we are the buyer. Our interests and yours are not the same, which is why we encourage you to compare our offer against other options before you accept it.
- Nothing on this site is legal, tax, financial, or accounting advice. We describe how transactions generally work, not what you should do. Selling a house can have significant tax and legal consequences, particularly with inherited property, divorce, foreclosure, or liens. Talk to an attorney, a CPA, or both before you sign anything.
- Nothing on this site is an offer to buy your property. Prices, timelines, and examples shown here, including the sample offer calculations, are illustrations. A real offer is specific to a real property, made in writing after we have looked at it.
- We do not provide foreclosure rescue, loan modification, or credit repair services. If you are facing foreclosure, free HUD-approved housing counseling is available and may be a better first call than any buyer, including us.
Requesting an offer
Submitting a form, calling, or texting us is a request for a conversation. It does not obligate you to sell, and it does not obligate us to buy.
If we make you a written offer, that offer is not binding on either party until a written purchase agreement is signed by both of us. Until that point, either of us can walk away.
Any offer we make may be subject to conditions we will state at the time, including a physical walkthrough, clear and marketable title, and the property being in substantially the condition described. If we cannot verify those things, we may withdraw or revise an offer before an agreement is signed.
Information you provide must be accurate
When you tell us about a property, we rely on what you say to prepare an offer. You agree that the information you give us is accurate to the best of your knowledge, and that you have the legal authority to discuss selling the property, whether as the owner, an executor or administrator, a trustee, or someone holding a valid power of attorney.
If material facts turn out to be different from what was described, such as undisclosed occupants, liens that were not mentioned, or structural damage that was concealed, we may revise or withdraw an offer.
Permission to contact you
By giving us your phone number or email address, you are allowing us to contact you about your inquiry by phone, text, voicemail, or email. Message and data rates from your carrier may apply.
You can stop this at any time by replying STOP to a text, telling us on a call, or emailing miles@milesbuyshomes.com. How we handle your information is described in our Privacy Policy.
Examples, figures, and past results
This site contains example calculations, sample timelines, and descriptions of past transactions. They are included to show how offers are built and how a sale generally proceeds.
They are illustrations, not predictions. Every property and every situation is different. What one seller received, or how quickly one sale closed, tells you nothing definitive about what you would receive or how quickly your sale would close. Closing timelines in particular depend on title condition, lien clearing, and the escrow company’s process, which are outside our control.
Reviews and testimonials
Reviews shown on this site are from real sellers and link to the public platforms where they were originally posted, so you can verify them yourself. We have not paid for reviews or offered anything in exchange for them. Individual experiences vary, and a positive review does not guarantee a similar outcome.
Using this site
You may read this site, print pages for your own reference, and share links to it. You agree not to:
- Copy or republish the site’s content as your own
- Submit false information, someone else’s information without permission, or inquiries about properties you have no authority over
- Scrape, harvest, or automatically extract content or contact data
- Attempt to interfere with, overload, or gain unauthorized access to the site

We may decline to work with anyone, and may stop responding to inquiries that appear fraudulent, abusive, or automated.

The writing, layout, photographs, and design on this site belong to us and are protected by copyright. The Miles Buys Homes name and logo are ours. Logos of other companies appearing on this site belong to those companies.
Links to other sites
We link to outside resources where they are genuinely useful: county offices, courts, government agencies, and our own review profiles. We do not control those sites and are not responsible for their content or accuracy. A link is not an endorsement, and following one takes you outside these terms.
The site is provided as-is
We work to keep this site accurate and available, but we do not guarantee that it will be error-free, uninterrupted, or complete. Information here may become out of date. To the fullest extent the law allows, the site is provided “as is” without warranties of any kind.
Limitation of liability
To the fullest extent permitted by California law, we are not liable for indirect, incidental, or consequential damages arising from your use of this website or your reliance on information published here.
This limitation applies to the website. It does not limit our obligations under any purchase agreement we actually sign with you. Those obligations are governed by that agreement, not by this page.
Nothing in these terms excludes liability that cannot be excluded under California law, including liability for fraud.
Governing law
These terms are governed by the laws of the State of California. Any dispute arising from your use of this website will be handled in the state or federal courts located in San Bernardino County, California.
Changes to these terms
We may update these terms. When we do, we will change the effective date at the top. Continuing to use the site after a change means you accept the updated terms.
If part of these terms does not hold up
If a court finds any provision here unenforceable, the rest stays in effect.
